General Manager, Midtown Tampa

Commercial Property Management -- Florida

POSITION: General Manager, Midtown Tampa (

Tampa's newest mixed-use project Midtown Tampa is scheduled to open in early 2021. This project is on a 22-acre site in the heart of Tampa at the intersection of Dale Mabry and I-75, and includes retail, office, residential and hospitality. This position will manage 200,000 square feet of retail along with all common and shared facilities.

1. Manage the day-to-day operations of large prominent mixed-use center including all phases of maintenance for buildings and grounds.
2. Vendor Management, contract negotiation and enforcement .
3. Build strong tenant relations through direct communication. Provide assistance during build out process, respond to tenant complaints, issues, and serve as liaison to tenants and corporate office relative to lease administration and enforcement of landlord rules and regulations.
4. Develop and maintain Annual Operating Budget. Review and approve all CAM expense invoices for payment. Monitor and assist in the collection of rents to minimize delinquencies.
5. Prepare detailed monthly reports for ownership including financial statements.
6. Develop understanding of corporate standards for shopping center and maintain those standards.
7. Develop and implement a marketing program in accordance with the budget.
8. Work directly with marketing to enhance and increase brand image and awareness through multiple platforms.
9. Build and maintain good community relations.
10. Supervise Maintenance and Security for the center.
11. Assume additional responsibilities and perform special projects as needed or directed.

1. Minimum of 7 years' experience in commercial Real Estate or related field
2. Shopping center experience required
3. Commercial Association experience preferred.

Senior Tax Professional

Tax -- CASTO Corporate Office

POSITION: Senior Tax Professional
REPORTS TO: Director - Tax

Responsible for federal, state and local tax research, analysis and planning, including coordination of tax and accounting functions. Provides tax consultation and advice to other CASTO departments and entities, outside accounting firms and internal partners.

1. Analyze tax impact of proposed property sales and subsequent distributions through various tiers of entities, including consideration of potential planning opportunities to reduce net tax impact
2. Analyze entity restructurings, formations and liquidations for potential tax issues, identify potential planning or creative tax beneficial structuring opportunities and document tax analysis
3. Assist with capital account maintenance including analysis of redemptions, sales or transfers of interest, revaluations, contributions and distributions
4. Assist with compilation and presentation of information requested for various tax authorities' examinations/audits
5. Research and analysis of new and proposed tax law, including consideration of potential impact and planning ideas/opportunities
6. Analyze Sec. 1031 requirements on proposed like-kind exchanges and track status to ensure all requirements are met
7. Track status of major transactions in process and completed to facilitate coordination of tax and accounting functions
8. Preparation of annual and two interim Partner Net Income Estimate Reports reflecting estimated taxable income allocated to each partner for use in their individual tax return estimates
9. Proactive research and analysis of existing entity structures to identify improvements, potential tax savings, and/or simplify tax and accounting structures
10. Research and document various tax issues as they arise in memos to files and/or outside accounting firm
11. Interact with third-party partners to resolve entity tax issues
12. Consider benefit of a potential cost segregation study and assist outside firm and accounting as needed
13. Consult as needed on structuring and potential tax issues with outside accounting firm and internal departments including accounting, development, leasing and asset management
14. Assist with accounting and tax compliance engagements including maintaining tax due date control, processing tax return extensions and estimated tax payments, review tax returns prepared by outside firm, and address specific issues as they occur
15. Track tax basis in S Corporations in order to determine whether losses can be utilized, character of distributions, and any potential planning opportunities throughout the year

Maintenance Technician (Residential)

Maintenance -- Central Ohio

The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

In mid-2005 I decided to become a US Citizen (I am from Germany). I lived at a CASTO community for two years, moved away, and after being an unhappy resident elsewhere, I went back my CASTO community. Immediately after being back on property, I knew I was home.
