BASIC FUNCTION: Support the IT department with various PC refresh and logging activities.

Supervisor, Maintenance

Maintenance -- FL | Winter Park

1. Proven capabilities coupled with commercial and residential experience for a dynamic environment encompassing shopping center, apartments, office spaces, food stores and specialty stores.
2. Handles pressure well and can work in a demanding public environment, with finesse and restraint even in difficult situations always representing the "company's" best appearance.
3. Reports to Property Manager/General Manager Monday through Friday with periodic checks of the property operation during nights and weekends as needed. On call 24 hours a day, seven days a week unless otherwise specified by the Property Manager/General Manager. (Overtime required, performing emergency maintenance on a 24 hr call schedule with 1 hour call back time, via pager or cell)
4. Inspects the center for comfort, safety, cleanliness and repairs on a daily basis. Problem areas are identified and corrected. Requires understanding in liabilities of working with the public.
5. Monitors tenants on hours of operation, safety and cleanliness including monitor of trash disposal by tenants.
6. Proven basic plumbing skills, interior wall drywall patching and painting skills, minor cold patching parking lot/patching pot holes, roof leak assessment skills, (inspects the roof at least once a month for leaks). Clear debris and ensure safety hazards are handled and report any issues of concern to Property Manager/General Manager.
7. Ability to manage contractors; overseeing work, knowledge of time performance for lawn maintenance, exterior building or frame construction, roofing repair, reviewing work and demanding excellence in completion to deadlines and proper codes of conduct while on the property performing work. Opens doors, hatches, access panels for various contractors and tenants. Maintains open communication between Property Manager/General Manager, security staff, tenants, contractors and patrons.
8. Reads utility sub meters.
9. Adjusts time clocks for season, DST, or tenant requirements (late movies) as required.
10. Perform general repairs as needed including lock repairs, painting, light bulb replacement, graffiti removal, etc.
11. Checks and replaces lamps or alerts designated contractor as necessary. Maintains all hardscape lighting.
12. Clean all service yards of debris, stains and weeds. Monitor use of grease containers.
13. Check entire property for debris, dumping and erosion.
14. Check proper operation of fountain and appearance of storm water retention ponds.
15. Change ceiling tiles.
16. Installation of various holiday decorations.
17. Pressure wash all paver areas and service yards required
18. Schedules and monitors maintenance staff and security staff.
19. Maintain HVAC settings in office corridors at levels determined by Property Manager/General Manager.
20. Ensure all vacant spaces are locked and maintained in "show-ready" condition for leasing.
21. Set up and monitor promotional events, ensure compliance with all safety requirements.
22. Oversees and ensures inventory control, MSDS documentation, recording and stocking of maintenance supplies.
23. Maintain a professional manner and appearance at all times.

4. Ability to use general office equipment and computerized documentation system/email for requests receipt and response.

6. Exposure to heat, cold, rain, humidity or windy conditions, 85% of time in field.

Maintenance Technician (Residential)

Maintenance -- Central Ohio


The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

I lived at a CASTO community for two years, moved away, and after being an unhappy resident elsewhere, I went back my CASTO community. Immediately after being back on property, I knew I was home. While filling out the application, on a whim I asked if they were hiring. They weren’t at the time, but a week later a leasing position opened up.After applying for the position, the interview was set up and long story short, when the Regional Manager walked in to the interview, the Property Manager was already doubled over laughing at one of my jokes, and I felt pretty great about the interview from that point on.
