Asset Manager (Residential/Multifamily)

Asset Management -- CASTO Corporate Office

BASIC FUNCTION: Oversee portfolio of multifamily properties with the goal of maximizing long term value and distributions for the owners. This will involve setting strategy for each asset and evaluating value creation opportunities which may involve activities such as leasing, financing, acquisition, disposition or redevelopment.

MAJOR DUTIES AND RESPONSIBILITIES:

1. Oversee financial performance of a portfolio of multifamily assets.
2. Understand a property’s strengths and weaknesses and implement strategies to create, maintain, and maximize value
3. Provide input for property management initiatives
4. Evaluate and recommend leasing strategies for assets
5. Act as a liaison between owners and management
6. Make recommendations regarding potential disposition or acquisition of assets and assist as liaison between owner and purchaser/seller
7. Communicate asset performance or potential performance to investors and management
8. Prepare, analyze and disseminate quarterly reports
9. Coordinate and review annual budgets to obtain owner approval
10. Assist in preparation and review of proformas as needed for new or proposed redevelopment properties
11. Advise and assist in major capital improvement projects
12. Assist in the generation of business plans for each property
13. Complete annual valuation of properties
14. Evaluate cashflow on a quarterly or annual basis and provide recommendations to owners related to distributions
15. Ensure that properties are compliant with loan requirements
16. Work with Joint Venture partners, as necessary, to collaborate on meeting each owner’s objectives for the property.
17. Coordinate with development and property management to maintain property brand and character
18. Conduct periodic site visits
19. Manage loan escrows
20. Stay current on multifamily trends and have an understanding market competition.


Knowledge, Skills and Personal Characteristics
1. Minimum of 5 years' experience in asset management or related field, with some experience in the multifamily industry
2. Demonstrate leadership, management ability and problem-solving skills
3. High degree of initiative

JOB DESCRIPTION
POSITION: Regional Manager (Residential)

BASIC FUNCTION: The Regional Manager organizes, directs and coordinates the entire operation of multiple communities to meet the owner's objectives which includes: maintaining an acceptable occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by Casto.

MAJOR DUTIES AND RESPONSIBILITIES:

1. Meet or exceed the owner's goals and objectives of each community
in the portfolio.
2. Maximize income and minimize expenses on all properties.
3. Review and approve invoices
4. Review bills as needed for cost control
5. Review and analyze property reports
6. Respond to any requests and clarifications requested
7. Review and make final decisions on denied applicants
8. Analyze, enact and carry out strategic marketing plans as needed
for each apartment community.
9. Analyze and approve or disapprove any budget deviations.
10. Analyze cost vs. quality of work from each vendor
11. Ensure that all personnel are abiding by the Fair Housing Laws
12. Respond to all calls with decisions, explanations or resolutions
to promote an excellent company image and high level of
professionalism.

14. Maintain a diary listing the events of the day.
15. Visit each apartment community and spend quality time with the
staff to insure the staff is following company policies and
procedures.

19. Review and approve new employee or payroll change forms
20. Review payroll time cards and analyze/approve overtime.

review with Property Manager
22. Review delinquency reports

24. Participate in monthly department meetings
25. Perform and complete quarterly property inspections
26. Prepare annual budgets for each community
27. Review payroll summary and carry out job performance reviews as
needed
28. Assist in continued implementation of the policies and procedures
and suggest changes and or improvements
29. Review market analysis
30. Assist in interviewing and screening new employees.

KNOWLEDGE AND SKILLS:
1. Must have an Ohio Real Estate License or attain one within six months of employment.
2. Must have at least 10 years of Property Management experience including multi-site experience.
3. Must have experience reviewing and approving expenditures within budget and be able to negotiate and evaluate contracts.
4. Experience with developing, managing, coaching and counseling employees to achieve established objectives and goals.
5. Experience approving on-site personnel hires, status changes and terminations.
6. Must have excelling communication, listening and problem solving skills with customer, associates and supervisors.

Maintenance Technician (Residential)

Maintenance -- Central Ohio

BASIC FUNCTION:
The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

REQUIREMENTS:
1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred
3.Two years of related experience, preferred
4.Valid driver's license
5.Must be highly motivated and able to work independently

I lived at a CASTO community for two years, moved away, and after being an unhappy resident elsewhere, I went back my CASTO community. Immediately after being back on property, I knew I was home. While filling out the application, on a whim I asked if they were hiring.
