Property Controller

Accounting -- CASTO Corporate Office

POSITION: Property Controller - Commercial
REPORTS TO: Manager, Property Accounting

BASIC FUNCTION: Responsible for providing accurate and timely financial information on a portfolio of commercial properties to enable Property Managers and Owners to make sound operational and financial decisions.

1. Conduct a monthly review and analysis of the balance sheets, income statements and cash flow reports on portfolio of properties.
2. Prepare variance analysis reports for each property in portfolio by the 20th of the month following end of each quarter.
3. Prepare annual work papers, detailing account balances in accordance with sound accounting practices.
4. Provide necessary schedules from work papers to tax firm to assist in the tax return preparation. Answers questions as needed.
5. In conjunction with Asset Managers and Property Managers, prepares annual budgets for all properties in portfolio. Complete budgets according to the corporate budget calendar.
6. Annually review CAM, Real Estate Tax, and Insurance billings in a timely manner to facilitate billings per lease requirements and prepares "what if" analysis as required.
7. Review cash accounts and intercompany accounts routinely and supplies information regarding funding and cash needs to Owners. Ensure cash is available for operational needs.
8. Initiate distributions in accordance with Partnership Agreements, as required.
9. Provide support to Property Managers, Asset Managers and Owners in analyzing financial information.
10. Record new loans and refinances, supplies lenders with financial statements as required, reviews debt service ratios and analyze escrow balances and submit appropriate paperwork for reimbursement.
11. Maintain cash and accrual books.
12. Review, approve and ensure timely payment of mortgages and real estate taxes.
13. Prepare documentation for lender in order to be reimbursed from escrows, as needed.
14. Review and prepare monthly reporting packages to outside owners.
15. Review invoices for proper coding.
16. Maintain fixed asset system for deferred assets.
17. Maintain a tracking system for the payment of annual and semi-annual real estate taxes.
18. Performs other job-related duties as assigned or required.

Asset Manager (Residential/Multifamily)

Asset Management -- CASTO Corporate Office

BASIC FUNCTION: Oversee portfolio of multifamily properties with the goal of maximizing long term value and distributions for the owners. This will involve setting strategy for each asset and evaluating value creation opportunities which may involve activities such as leasing, financing, acquisition, disposition or redevelopment.


1. Oversee financial performance of a portfolio of multifamily assets.
2. Understand a property’s strengths and weaknesses and implement strategies to create, maintain, and maximize value
3. Provide input for property management initiatives
4. Evaluate and recommend leasing strategies for assets
5. Act as a liaison between owners and management
6. Make recommendations regarding potential disposition or acquisition of assets and assist as liaison between owner and purchaser/seller
7. Communicate asset performance or potential performance to investors and management
8. Prepare, analyze and disseminate quarterly reports
9. Coordinate and review annual budgets to obtain owner approval
10. Assist in preparation and review of proformas as needed for new or proposed redevelopment properties
11. Advise and assist in major capital improvement projects
12. Assist in the generation of business plans for each property
13. Complete annual valuation of properties
14. Evaluate cashflow on a quarterly or annual basis and provide recommendations to owners related to distributions
15. Ensure that properties are compliant with loan requirements
16. Work with Joint Venture partners, as necessary, to collaborate on meeting each owner’s objectives for the property.
17. Coordinate with development and property management to maintain property brand and character
18. Conduct periodic site visits
19. Manage loan escrows
20. Stay current on multifamily trends and have an understanding market competition.

Knowledge, Skills and Personal Characteristics
1. Minimum of 5 years' experience in asset management or related field, with some experience in the multifamily industry
2. Demonstrate leadership, management ability and problem-solving skills

Maintenance Technician (Residential)

Maintenance -- Central Ohio

The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. 4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.

7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.
