Supervisor, Maintenance

Maintenance -- FL | Winter Park

MAJOR DUTIES AND RESPONSIBILITIES:
1. Proven capabilities coupled with commercial and residential experience for a dynamic environment encompassing shopping center, apartments, office spaces, food stores and specialty stores.
2. Handles pressure well and can work in a demanding public environment, with finesse and restraint even in difficult situations always representing the "company's" best appearance.
3. Reports to Property Manager/General Manager Monday through Friday with periodic checks of the property operation during nights and weekends as needed. On call 24 hours a day, seven days a week unless otherwise specified by the Property Manager/General Manager. (Overtime required, performing emergency maintenance on a 24 hr call schedule with 1 hour call back time, via pager or cell)
4. Inspects the center for comfort, safety, cleanliness and repairs on a daily basis. Problem areas are identified and corrected. Requires understanding in liabilities of working with the public.
5. Monitors tenants on hours of operation, safety and cleanliness including monitor of trash disposal by tenants.
6. Proven basic plumbing skills, interior wall drywall patching and painting skills, minor cold patching parking lot/patching pot holes, roof leak assessment skills, (inspects the roof at least once a month for leaks). Clear debris and ensure safety hazards are handled and report any issues of concern to Property Manager/General Manager.
7. Ability to manage contractors; overseeing work, knowledge of time performance for lawn maintenance, exterior building or frame construction, roofing repair, reviewing work and demanding excellence in completion to deadlines and proper codes of conduct while on the property performing work. Opens doors, hatches, access panels for various contractors and tenants. Maintains open communication between Property Manager/General Manager, security staff, tenants, contractors and patrons.
8. Reads utility sub meters.
9. Adjusts time clocks for season, DST, or tenant requirements (late movies) as required.
10. Perform general repairs as needed including lock repairs, painting, light bulb replacement, graffiti removal, etc.
11. Checks and replaces lamps or alerts designated contractor as necessary. Maintains all hardscape lighting.
12. Clean all service yards of debris, stains and weeds. Monitor use of grease containers.
13. Check entire property for debris, dumping and erosion.
14. Check proper operation of fountain and appearance of storm water retention ponds.
15. Change ceiling tiles.
16. Installation of various holiday decorations.
17. Pressure wash all paver areas and service yards required
18. Schedules and monitors maintenance staff and security staff.
19. Maintain HVAC settings in office corridors at levels determined by Property Manager/General Manager.
20. Ensure all vacant spaces are locked and maintained in "show-ready" condition for leasing.
21. Set up and monitor promotional events, ensure compliance with all safety requirements.
22. Oversees and ensures inventory control, MSDS documentation, recording and stocking of maintenance supplies.
23. Maintain a professional manner and appearance at all times.

SKILLS:
1. 3+ years experience in similar role with supervisory experience preferred
2. Valid Driver's license
3. Ability to read, write and understand English
4. Ability to use general office equipment and computerized documentation system/email for requests receipt and response.

BASIC FUNCTION:
Promote Lakeside Village by developing and implementing marketing and advertising campaigns.

9. Stay up to date on job knowledge by participating in educational opportunities and reading trade publications. Research and explore opportunities to add value to job accomplishments.
10. Accomplish organization goals by accepting ownership for new and different requests.

Maintenance Technician (Residential)

Maintenance -- Central Ohio

BASIC FUNCTION:
The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

REQUIREMENTS:
1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred
3.Two years of related experience, preferred
4.Valid driver's license
5.Must be highly motivated and able to work independently

BASIC FUNCTION: The Property Manager is under the direct supervision of the Regional Property Manager and the Vice President. The Property Manager organizes, directs and coordinates the entire operation of the community to meet the owners objectives which includes: maintaining a 95% occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by Casto, while simultaneously interacting with residents to fulfill their needs to ensure a high retention ratio, and overseeing a creating a positive team atmosphere which sets forth the foundation for a successful community.

MAJOR DUTIES AND RESPONSIBILITIES:
DAILY:
1. Convert prospects to leases
2. Drive property for Inspection and liabilities
3. Review status report
4. Manage office and maintenance staff
5. Review and Approve or Decline Applications
6. Resident concerns, complaints and issue's
7. Assist with prospects and leasing duties as needed
8. Review and brainstorm for marketing strategies

Property Coordinator

Commercial Property Management -- NC | Cary-Morrisville

BASIC FUNCTION: The Property Coordinator will offer support to the Director, Property Management and Property Managers in various assigned capacities. The Property Coordinator is an important part of the day-to-day operations.

Daily
Provide backup support for Property Managers such as:

5. Prepare documents and contracts
6. Update Tenant HVAC information and input tenant contract information
7. Assist in getting tenant sales, HVAC and Insurance information
8. Assist in maintenance vendor insurance

13. Assist Property Manager with move in/out procedures
14. Help to obtain commencement date agreements from tenants and process

Weekly
1. Evaluate current procedures and look for ways to help the department become more efficient as a whole
2. Complete vendor setup as necessary

Monthly
1. Update property information in MRI
2. Format and finalize monthly maintenance billings, attach Property Manager approvals and forward to AP
3. Complete audit of Castonet and make sure property information is updated
4. Update center photos for Castonet (request new photos, forward to marketing for internet and intranet)
5. Assist with monthly reports

Quarterly
1. Update tenant reference guides
2. Check and update center pylon signs templates as necessary

Annually
1. REA billings for properties not done by Lease Administration
2. Reset annual billings for CRI outparcels and other REA outparcels

As needed
1. Assist with setting up newly acquired properties or disposition of properties
2. Post net quote rates provided by Property Managers as changes are submitted throughout the year
3. Research and answer questions relative to company and department procedure for staff members throughout multiple divisions.
4. Web administration for Commercial Property Management section on Castonet
5. Prepare FedEx labels as requested
6. Assist/coordinate contract bids for large scale contracts, such as landscaping, snow removal, parking lot sweeping, etc.
7. Rush check deliveries
8. Research invoices as needed
9. Supply property information for industry benchmarking surveys
10. Act as backup for Property Managers and other office staff
11. Special projects and other duties as assigned

SKILLS:
1. Have at least a high school diploma;
2. Prefer a minimum of two years' experience in commercial real estate or related field;
3. Be able to multi-task;
4. Must have the ability to maintain a level head and think on their feet to resolve issues;
5. Be well organized and detail oriented;
6. Have a genuine desire to gain further knowledge by pursuing additional education and training;
7. Be able to work independently and offer guidance to support staff;
8. Be able to handle multiple interruptions with minimal distraction;
9. Be knowledgeable in multiple computer programs, such as Access, Word, Excel, MRI, ApplicationXtender and Outlook;
