Maintenance Foreman

Commercial Property Management -- Commercial Maintenance Service Center

BASIC FUNCTION:
Provides maintenance service to CASTO's commercial properties.

MAJOR DUTIES AND RESPONSIBILITIES:
1. Maximize all CASTO commercial property standards
-Increase properties' curb appeal
-Ensure all properties are up to CASTO standards
-Identify needs and repairs of all properties
-Maintain good tenant relationships
2. Schedule all work orders
-Help assign work orders to other maintenance associates
-Ensure work orders are completed in a timely manner
-Inform Maintenance and Property Managers of any issues
3. Handling/completing maintenance on Commercial buildings
-Roof repairs
-Replacing/fixing ceiling tiles
-Painting
-Check parking lots for any necessary repairs (potholes, etc.)
-Plumbing
-Replace and burnt out lights (parking lots, signage, etc.)
-Electrical work
-Snow removal
-Trash removal/cleaning properties
-Landscaping
4. Help to optimize maintenance expenditures by keeping costs low when possible
5. Ensure all paperwork for each property is organized, complete, correct and turned in on schedule
-Work orders

-Miscellaneous reports
-Maintain all company equipment and tools
-Complete all work in a safe manner
-Help to provide leadership and growth to other maintenance personnel

Commercial Property Management -- FL | Winter Park

POSITION: General Manager

MAJOR DUTIES AND RESPONSIBILITIES:
-Manage the day to day operations of large prominent mixed-use center including all phases of maintenance for buildings and grounds
-Vendor Management, contract negotiation and enforcement
-Build strong Tenant relations through direct communication. Provide assistance during build out process, respond to tenant complaints, issues, and serve as liaison to tenants and corporate office relative to lease administration and enforcement of landlord rules and regulations

KNOWLEDGE & SKILLS:
-Minimum of 7 years' experience in commercial Real Estate or related field
-Shopping center experience required

-CPM, RPA, or CSM designation or in progress

BASIC FUNCTION: Provide maintenance services to the shopping center

MAJOR DUTIES AND RESPONSIBILITIES:
1. Check and clean all service yards for loose debris/tenant items.
2. Maintain service yards of debris, stains and weeds.
3. Monitor trash disposal and proper use of grease containers.
4. Assist porter with litter removal throughout the day.

SKILLS/REQUIREMENTS:

1. Exposure to heat, cold, rain, humidity or windy conditions, 95% of time in field.

Maintenance Technician (Residential)

Maintenance -- Central Ohio

BASIC FUNCTION:
The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

REQUIREMENTS:
1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred
3.Two years of related experience, preferred
4.Valid driver's license
5.Must be highly motivated and able to work independently
