MAJOR DUTIES AND RESPONSIBILITIES:
1. Answer telephones, check voicemails, and respond to emails

Community Manager (Residential)

Residential Property Management -- The Ridge at Chestnut Hill

BASIC FUNCTION: The Community Manager is under the direct supervision of the Regional Property Manager and the Vice President. The Community Manager organizes, directs and coordinates the entire operation of the community to meet the owners objectives which includes: maintaining a 95% occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by Casto, while simultaneously interacting with residents to fulfill their needs to ensure a high retention ratio, and overseeing a creating a positive team atmosphere which sets forth the foundation for a successful community.

MAJOR DUTIES AND RESPONSIBILITIES:
DAILY:
-Drive property for Inspection and liabilities
-Review status report
-Manage office and maintenance staff
-Review and Approve or Decline Applications
-Resident concerns, complaints and issue’s
-Assist with prospects and leasing duties as needed
-Review and brainstorm for marketing strategies
-MRI reports per monthly calendar
-Focus on Economic Occupancy & minimizing concessions
-Ensure that prospect follow up is being done daily
-Maintain a 35% closing ratio

WEEKLY:
-Staff Meetings
-Weekly Reports for outstanding work orders given to maintenance
-Concession approval
-Walk market ready units
-Review Delinquent Report
-Approve Invoices in AP Approval

MONTHLY:
-Staff scheduling
-Rent collection
-Water and Utility log’s (property specific)
-Walk move outs and complete dispositions
-Walk maintenance shop monthly
-Delinquent Report due to RM on 20th by noon
-Review All Internet Ads
-Renewal program
-95% or greater occupancy maintained monthly

KNOWLEDGE, SKILLS AND PERSONAL CHARACTERISTICS:

Concrete Technician

Maintenance -- Field

REPORTS TO:
Manager, Maintenance

BASIC FUNCTION:
Responsible for the maintenance of concrete structures, such as sidewalks, at Commercial properties as well as other commercial maintenance duties as assigned.

MAJOR DUTIES AND RESPONSIBILITIES:
- Repair and replacement of concrete sidewalks
- Repair and replacement of all curbs and concrete planters;
- Repair of catch basins;
- Repair and replacement of brick pilasters;
- Install metal bollards;
- Repair and replacement of metal signs and signposts;
- Installation of metal exterior doors;
- Pickup and disposal of big trash items – (refrigerators, carpet, tires, pallets, hot water tanks, etc.);
- Sawing of concrete floors and asphalt
- Repair of metal exterior doors & hardware;
- Install closers on exterior doors;
- Blocking up block & brick windows, doors and openings of any kind;
- Block & brick laying;
- Welding & Cutting torch;
- Demo work on Casto Construction TI Work;
- Assist on underground electrical repairs;
- Assist on underground plumbing repairs;
- Cold patch potholes;
- Operate Bobcat as needed.

Maintenance Technician

Maintenance -- The Baldwin (Cincinnati)

BASIC FUNCTION:
The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager’s approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1. Perform “punch outs” and “turns”.
2. Prioritize and complete work orders within 48-hours.
3. Read and interpret equipment manuals to perform required maintenance and service.
4. Empty trash and run trash compactor.
5. Check light bulbs and change lights as necessary.
6. Change Locks.
7. Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8. Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9. Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10. Clean and organize maintenance shop; order parts as needed.
11. Update and verify Unit Status Reports.
12. Update all logs daily (inventory, pool, snow) as needed.
13. Make monthly turn schedule.
14. All other duties as assigned.

REQUIREMENTS:
1. Knowledge of basic on-the-job safety skills
2. HVAC Certification, preferred
3. Two years of related experience, preferred
4. Valid driver’s license
5. Must be highly motivated and able to work independently
