Creative Services Manager
Marketing -- 250 Civic Center Drive
POSITION: Creative Services Manager
REPORTS TO: EVP, Asset Management
SUMMARY: The Creative Services Manager is responsible for developing and producing all brand design projects, including sales collateral, website design and content, social media, signage, email marketing, advertising, photography, apparel, internal communications and day-to-day creative needs.
MAJOR DUTIES AND RESPONSIBILITIES:
-Overseeing the strategic visual communications creation and development, management and execution of all creative output.
-Working closely with marketing team members, project leaders and stakeholders to ensure creative work delivers on deadline, fulfills business objectives and satisfies the user needs.
-Provides design direction to ensure that all creative work and communications are in compliance with CASTO brand guidelines across all communication channels and media.
-Works to ensure that creative output is current on industry trends and technology.
-Understands CASTO's creative vision and guides associates towards successfully reaching it.
-Develops and produces concepts through final production on digital and print marketing materials.
-Works with vendors to acquire estimates, production and delivery of projects and promotional items.
-Manage day-to-day logistics related to internal communication creative needs and projects.
-Collaborates with web development team to manage website content updates, visual enhancements and site change requests.
-Strong conceptual skills with a high-level sense of design, layout and typography
-Ability to apply style guides creatively while upholding brand identity
-Demonstrated ability to manage the creative process within tight/fluid deadlines in a team environment
-Advanced knowledge in graphic production processes
-Familiarity with social media design standards and ability to collaborate independently with consultants
-Familiarity with photography basics
-Proactively keeps up to date on industry leading software and technologies.
-Ability to work independently with minimum supervision
-Strong interpersonal, verbal and written communication skills.
-Bachelor's Degree in Graphics Arts, Fine Arts, Communication, Marketing, Advertising, or related creative services field
-Expert knowledge of Adobe Creative Suite/Cloud software including: InDesign, Illustrator, Photoshop, Lightroom and Acrobat
-A minimum of 5 years in a creative team environment
-Intermediate experience working with a website content management system with Wordpress experience, preferred
-Competent in MS Office suite
-Must submit a digital portfolio
-Familiarity with iContact and Constant Contact, preferred

Commercial Property Management -- NC | Cary-Morrisville
MAJOR DUTIES AND RESPONSIBILITIES:
-Manage the day to day operations of large prominent mixed-use center including all phases of maintenance for buildings and grounds
-Vendor Management, contract negotiation and enforcement
-Build strong Tenant relations through direct communication. Provide assistance during build out process, respond to tenant complaints, issues, and serve as liaison to tenants and corporate office relative to lease administration and enforcement of landlord rules and regulations
-Develop and maintain Annual Operating Budget. Review and approve all CAM expense invoices for payment. Prepare detailed monthly reports for ownership including financial statements
-Develop understanding of corporate standards for shopping center and maintain those standards
-Develop and implement a marketing program in accordance with the budget
-Work directly with marketing to enhance and increase brand image an awareness through multiple platforms
-Build and maintain good community relations
-Assume additional responsibilities and perform special projects as needed or directed
-Supervise Maintenance and Security for the center
-Manage the Condo Association
-Perform annual Real Estate Tax assessments analysis
KNOWLEDGE & SKILLS:
-Minimum of 7 years' experience in commercial Real Estate or related field
-Shopping center experience required
-College degree preferred
-CPM, RPA, or CSM designation or in progress
-Demonstrate leadership, management ability and problem-solving skills
-Team building skills
-Strong supervisory skills
-Strong communication, negotiation and presentation skills
-Ability to interact with Tenants, Vendors, Patrons and Municipal Officials

Maintenance Technician (Residential)
Maintenance -- Central Ohio
The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.
MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

In mid-2005 I decided to become a US Citizen (I am from Germany).
